WHY INVESTORS ARE CHOOSING THE STEEL CITY FOR THEIR NEXT PROPERTY INVESTMENT


Home to over 600,000 people and holding it's place as the 3rd largest district in the country, Sheffield continues to attract commercial and residential property investors alike.  Home to two universities, two football clubs and boasting the beautiful Peak District on it's doorstep, it is no surprise that both the city's population and economy continue to grow year on year.

 

Thriving student population

Sheffield attracts over 63,000 university students to the city and boasts one of the UK's highest student retention rates, with over a quarter of graduates choosing to live and work in the city following their studies.  There is therefore not only a huge demand for student accommodation, but also a great demand for buy-to-lets for the young professional.


Of course no one knows how the current pandemic will affect the city's student population in the short-term, but Sheffield offers profitable long-term investments.

 

City-wide regeneration

'Heart of the City II' is a vast £470m regeneration scheme currently underway in

Sheffield.  Including premium shops, modern offices, urban homes, restaurants and cafes, hotels and relaxing public spaces, the scheme aims to bring 7,000 jobs to the city by 2030. Not only is the scheme redefining the city centre, it is triggering investment and redevelopment across neighbouring locations.

 

Investment opportunities

The current demand for homes and rental properties in Sheffield is rising at a rate faster than can be provided, meaning the opportunities for buy-to-let investments are fantastic. Compared to it's rival cities, Sheffield boasts cheaper investment opportunities, with average house prices less than that of Manchester, Leeds and Birmingham.  However, thanks to regeneration across the city, house prices continue

to rise, increasing by over 21% over the past 5 years (Zoopla).
