TERMS & CONDITIONS

The Sourcing Circle's Responsibilities:

  • We will carry out due diligence on the property to ensure the property matches all of our strict criteria.

  • We will always verify with a local letting agent that they are confident the property is in a great location and they are confident on the property letting out for the figures quoted.

  • We / or a representative will carry out a full viewing and inspection of the property and consider the property to be in good condition.  We will fill out a viewing inspection form (available on request).

Customer's Responsibilities:

  • The customer must provide any documents requested by The Sourcing Circle in a timely manner. 

  • The customer must provide any documents required by the estate agent in a timely manner.  If the property falls through due to the customer failing to provide documents when requested there will be no refund or replacement.

  • If the customer pulls out of the purchase after 14 days of the agreement there will be no refund in any circumstance.

  • It is the customer’s responsibility to obtain a mortgage if required.  If a mortgage is refused we will hold their fee on account and provide a like for like replacement.

  • The customer must agree to our strict social media policy and agree not to share any of our business dealings across any social media platform or internet forum.  We offer complete confidentiality to all of our investors.

Refund Policy

Please note that any refund requests must be made in writing within 14 days of signing the Terms & Conditions.​  After the expiry of the refund policy we will offer a replacement property only.

  • If the property falls through due to unforeseen circumstances with the property or vendor, we (The Sourcing Circle) will replace the property to one of a similar nature providing similar returns within 3 months, or provide a full refund of the fee minus a standard £225 admin fee.

  • If you (the customer) decide to pull out of the property deal, we will offer a full refund of the fee paid, minus our standard £225 admin fee.  If you make any attempt to deal directly with the vendor or estate agent, you agree to compensate The Sourcing Circle to the amount of £2000 for our work in finding, researching and securing the property.

  • If the property falls through due to you (the customer) being rejected for a mortgage or for any other legal/personal issues there will be no refund issued.  We will hold your fee on account and provide a like-for-like replacement if you are able to obtain a mortgage within 6 months of singing the original Terms & Conditions.

  • After the expiry of the refund period we offer a replacement property only.
